Description

Pontypridd is located at the junction of the Rhondda and Taff Valleys, forming a strategic base within Rhondda Cynon Taff. Pontypridd is a key hub on the Core Valley Lines and is central to the South Wales Metro Project. The town is also home to two University of South Wales campuses.

The property itself is situated in Maritime Industrial Estate, a well-established industrial estate development to the south west of the town centre. The industrial estate can be accessed via Sardis Road and the A4058, which in turn links to the A470 providing convenient dual carriageway access north to Merthyr Tydfil and south to Cardiff. Junction 32 of the M4 motorway is also 7.5 miles away from the property (approximately 11 minutes by car).

The area also benefits from Pontypridd train station being within walking distance, just 0.5 miles away, offering an approximate 30 minute direct service to Cardiff Central.

The property comprises two self-contained industrial units, available individually or together. Both units are of brick construction beneath a pitched profiled sheet roof, with modern two storey offices to the front and warehouse space offering minimum eaves height of 4.5m. The property was historically occupied as a single unit, allowing it to be easily reconfigured if necessary.
