Description
Set within a beautifully restored Grade II listed Georgian townhouse, Mannings Hotel combines historic elegance with contemporary style. Under the same ownership since 1993, the property has been transformed from a neglected coaching inn into one of Truro’s most successful hotels. In 2003, the owner expanded the business by converting a former stable block into nine self-catering apartments, adding a valuable revenue stream and broadening its appeal.
Mannings enjoys an outstanding reputation for both accommodation and dining, with its restaurant proudly holding an AA Rosette for Culinary Excellence. The hotel consistently achieves high occupancy levels year-round (77.5% average in 2025), driven in part by a strong mix of leisure and corporate guests, and its prime city centre location.
Crucially, there is significant scope for future growth. The redundant buildings within the private car park and additional space for redevelopment present an exciting development opportunity for additional accommodation or alternative uses, subject to planning consent. This potential, combined with the hotel’s established brand, loyal customer base, and proven profitability, makes Mannings a compelling investment proposition.
The current owner is now seeking to retire, creating a rare chance to acquire a well-established, award-winning business with clear avenues for expansion and long-term value creation.
Mannings Hotel & Apartments enjoys a prime position in the heart of Truro, Cornwall’s only city. Its central location places guests just steps from Truro Cathedral, boutique shops, galleries, and the Hall for Cornwall theatre, making it an ideal base for exploring the city’s vibrant cultural scene.
Cornwall is renowned for its stunning coastline, picturesque fishing villages, and golden beaches. From Truro, visitors can easily reach destinations such as St Ives, Falmouth, and the Roseland Peninsula, all offering breathtaking scenery and a wealth of outdoor activities. The region is also celebrated for its rich heritage, from historic tin mines to iconic landmarks like St Michael’s Mount, as well as its thriving food scene featuring fresh seafood and local produce.
Transport links are excellent, with Truro Railway Station only a short walk away and easy access to the A30 for travel across Cornwall. The hotel benefits from private gated parking, a rare advantage in the city centre. Surrounded by cafés, restaurants, and local markets, Mannings offers convenience and character in equal measure, making it a standout destination for visitors seeking both comfort and connectivity.
Arriving at the hotel through the main entrance, guests are welcomed into an elegant hallway leading to the reception area, with stairs providing access to all floors.
Double doors open into the restaurant, a contemporary space with seating for up to 70 guests. This leads to the bar and an additional dining area accommodating 20 guests. The bar also benefits from a separate external entrance, allowing access for non-resident customers.
On the first floor, there is a former conference room, currently utilised as a guest lounge, with capacity for up to around 20 guests.
Behind the scenes, the property includes a fully equipped commercial kitchen and a manager’s office, while the extensive basement houses storage areas, the cellar, boiler room, and staff facilities.
Trade fixtures and fittings are included in the sale
Letting AccommodationMannings Hotel offers a carefully curated selection of accommodation featuring 34 stylish bedrooms and nine contemporary one-bedroom apartments.
The 34 ensuite bedrooms are located within the elegant Georgian townhouse and include 31 double rooms and three single rooms.
The nine self‑contained apartments are situated in a separate building within the hotel’s private gated car park. Each apartment provides an open‑plan lounge, kitchen and dining area, bedroom and ensuite bathroom, creating a spacious and flexible option for longer stays.
Mannings Hotel offers the convenience of a private gated car park with space for over 45 vehicles, a rare feature in Truro’s city centre. Access is controlled via intercom, ensuring security and peace of mind for guests. Parking is located directly behind the hotel, providing easy entry to both the main Georgian townhouse and the self-contained apartments. The car park also includes a second, currently unused, access gate onto Lemon Mews Road.
Also included are three redundant buildings and a further area of land located across the river which are further described in the Development Potential section.
Accounts for the financial year ending March 2025 show net sales of £2.058m.
Approximately 55% of income is derived from room sales.
Planning consent was granted in 2002 for the construction of a two-storey extension to the apartment building to provide two new apartment suites. Although the extension was never built, the seller informs us that the foundations were laid at the time which may mean building works have commenced and therefore the planning consent is still valid. Neither Christie & Co or the seller have investigated this matter so cannot offer any guarantees on this front and it is down to any buyer to make their own investigations.
At the west end of the car park are three redundant Grade II listed buildings which offer a new owner untold potential for redevelopment into further hotel accommodation, residential apartments, or other alternative uses (subject to obtaining any necessary planning consents). Plans have been prepared for conversion into up to nine apartments, although no planning application was ever submitted. The main roof of the largest building, known as the Printworks, has been replaced by the current owner.
Plans have also been prepared showing a proposed scheme which would connect the hotel's car park to currently redundant land across the river by bridge to create additional parking and a garden area. No planning application has been submitted on this front.
The property is owned freehold.
Please note, part of the ground floor and basement are subject to a long lease at a peppercorn rent to a third party which is presently occupied by Michael Spiers Jewellers.
