• The site extends to approximately 3.7 acres.

• The site is currently occupied by a small industrial park comprising a range of five main industrial buildings with associated extensions and outbuildings, together with open storage yards that all share an access drive from Broxhill Road. The buildings have been developed at various stages since the 1970s. The buildings vary in size and age and are largely constructed in brick and metal.

• The site is designated as Green Belt land. The Site is in Flood Zone 1 and therefore has a low risk of flooding. There are no heritage assets within the Site. There are some Listed Buildings in the wider area, including the Grade II* Listed 'The Round House', and the Grade II Listed Upper Bedfords Farmhouse. The Site is not within a Conservation Area but is within an Archaeological Priority Area and Zone.

PLANNING

• Outline planning has been granted subject to S106 following submission on 20th May 2025 for “Outline application for the demolition of the existing buildings and the construction of up to 30 dwellings, consisting of 15 affordable dwellings, 15 market dwellings, open space and associated infrastructure, with all matters reserved except access” (Planning Ref. P0680.25)

• The proposed development would provide 15 affordable dwellings and 15 market dwellings extending to approximately 53,550 SqFt (GIA).

• We have been advised that there will be a S106 contribution of approx. £50,000, related to highway works.

• We have been advised that there has been an offer for the Land Infill at £1,250,000.

• We have not been advised of the potential CIL liability arising from the proposed scheme and advise all potential purchasers to satisfy themselves around this point.

• We have been advised that there is potential for a fully private scheme through a payment in lieu amounting to approximately £1,966,037.

• The proposed scheme will also provide 11 affordable dwellings (plots 1-11), comprising 4 apartments (2 x 1 beds & 2 x 3 beds) and 7 terraced houses (5 x 3 beds & 2 x 4 beds) extending to approximately 10,613 SqFt. The tenure will be split between 70% affordable rent and 30% shared ownership.
