Description

DDR & Partners are pleased to introduce this rare and compelling residential development opportunity comprising The Old Hall and associated outbuildings together with adjoining land, extending to approximately 1.51 acres (0.61 hectares) in total, benefiting from multiple planning permissions for up to 9 residential dwellings in the heart of the historic village of Langthorpe.

The Opportunity
The site presents a unique opportunity to acquire a development of genuine character and variety, combining the conversion and refurbishment of a historic hall and outbuildings with new build elements across three separate planning consents.

Planning
The site benefits from the following planning permissions granted by Harrogate Borough Council (now North Yorkshire Council):
  • Full Planning Permission (Ref: ZC23/02096/FUL) for the refurbishment of The Old Hall into 2 dwellings and the conversion of existing outbuildings into a further 2 dwellings.
  • Outline Planning Permission (Ref: ZC23/01324/OUT) with all matters reserved except for access, for the erection of 3 new build dwellings.
  • Full Planning Permission (Ref: ZG92/03169/FUL), made extant by the carrying out of a material operation under ZG98/00437/RENEW, for 2 new build bungalows.
The Old Hall
The Old Hall is a handsome two-storey building of solid masonry construction with rendered elevations, dating from before 1842. The principal south and west elevations feature large multi-pane timber sash windows, with a bay window to the ground floor of the western elevation. The roof is clad in traditional brown-red clay tiles on a timber rafter and purlin structure.

The Outbuildings
The site includes a varied collection of outbuildings of differing ages and construction methods, ranging from single-skin stone walls to more modern cavity construction in both stone and brick. Roofing materials include red clay pantiles, profiled metal cladding and flat concrete tiles.

Situation
Langthorpe is an attractive village situated immediately to the north of Boroughbridge in North Yorkshire. The site occupies a central position within the village on the north side of Skelton Road. The site lies to the north of the Langthorpe Conservation Area boundary and is within the buffer zone for the designated heritage asset of The Maltings to the south-east.

Boroughbridge provides day-to-day amenities including shops, public houses, a primary school and doctors' surgery. The market towns of Ripon (approximately 7 miles north) and Knaresborough (approximately 8 miles east) offer further facilities, with the cathedral city of Ripon and the spa town of Harrogate within easy reach. The A1(M) is readily accessible, providing excellent connectivity to Leeds, York and the wider motorway network.

Method of Sale
The property is offered for sale by informal tender. Offers are to be submitted in writing by 12 noon on Friday 5th June 2026
