Our managed Business Centre offers commercial office leases designed to balance stability with flexibility. The standard lease length is six years, although we understand that businesses may need an early exit. A service charge budget is presented to all incoming tenants and apportionments are set according to actual expenditure occurred on the site. To accommodate this, each contract includes a rolling tenant break clause after the first 12 months and a rent review at the three year point. Tenants contribute a service charge, calculated as a fair proportion of the centre’s running costs. Business rates are payable by the tenant but, if you are a small business, you may qualify for small business rate relief. Eligible occupiers pay no business rates when the property’s rateable value is £12,000 or less, with relief tapering down for values between £12,001 and £15,000. Tenants should check with their local council to determine their eligibility and apply for any relief.
