The caravan park is currently developed for a total of 46 caravan holiday homes for use between 2 March and 2 January each year.
Of these, 31 are privately owned and 15 are owned by the park. The 31 privately owned caravan holiday homes have been sold under 20 year licence agreements. The 15 park-owned caravan holiday homes vary in age from 17 - 19 years old and are all six-berth units with three bedrooms, a shower and WC and a living/kitchen area. They are operated as letting hire fleet and are included within the sale of the park. The park also includes a touring caravan area with 15 pitches, each with electric hook ups, served by a toilet and shower block on the adjoining static caravan pitch area. The amenity building comprises two male WCs and one shower, two female WCs and one shower, a disabled WC and shower, wash room and storage room.

There are a number of areas laid to grass to the north and south of the existing caravan park which may have potential for additional static holiday caravan pitches or touring pitches, subject to obtaining the necessary planning permission.

To the south of the developed caravan park area there are a number of outbuildings which are currently unused and may offer potential for development into alternative use in conjunction with the caravan site. To the south of these buildings is an open area which provides storage for 20 caravans.

Manor Farm Leisure Caravan Park is situated in the Heart of England. It is located roughly equidistant between Worcester, Cheltenham and Stratford-upon-Avon, but with easy access to the A46, a major A road linking Somerset to Lincolnshire. The immediate surroundings comprise agricultural land, some of which is under salad/vegetable crop production, including a glasshouse operation to the east of the caravan park.
