The site is located to the north of Houstoun Road West in Livingston. Access to the site is taken from School House Road. The site is approximately 2.2 acres in size and roughly triangular in shape. The surrounding area is a mix of residential and commercial uses. The site is bounded to the north by the railway line and residential homes beyond; to the east by School House Road and a new ongoing development by Barratt Homes (132 new homes); to the south by Houstoun Road West and to the west by Barracks roundabout and an industrial unit occupied by Saica Pack.

Livingston is around 16.5 miles west of Edinburgh and around 33.5 miles east of Glasgow, both of which are easily accessible via the M8. Livingston benefits from excellent transport links. There are two train stations in Livingston (Livingston North and Livingston South) which offers frequent connections to Edinburgh and Glasgow.
