General Information
RaisE is an exciting partnership between industry, public sector and academia and offers flexible grade A office and workshop space, conference facilities and a welcoming cafe to give tenants, visitors and the wider sector the chance to be part of the rail industry supply chain who will be encouraged to promote synergies with associated major rail investments in the vicinity in keeping with the 'Rail Village' concept. RaisE will be available to all businesses and is not just exclusive to those involved in this sector. RaisE is the space to be for small and medium businesses. RaisE is located at Junction 36 of the M62; allowing easy networks to the rest of the UK with links to the M18, M1 and A63 motorways; Goole's Gateway to Business. RaisE is designed for the way we work today, offering versatile and flexible office and workspaces to suit you, the size of your business and the style of your working.
The centre consists of 30 modern, purpose-built offices and 4 workshops which offer a blank canvas for businesses to create their own unique working spaces. There are great facilities which include kitchens, toilets, a shower room, lift facility, conference and meeting rooms and ample car parking spaces with EV car charging points. Lighting is LED with PIR detection.
Administrative support and reception services are also available within the centre.

Terms of Occupation
The offices are let on a Licence Agreement - available on 'easy-in, easy-out' terms (terminable on the giving of one month's notice) and subject to an annual review with the business centre Manager or Business Advisor.

Rental
Monthly licence fee payable by direct debit; details on application. Deposit payable equivalent to the monthly licence fee. Licence fee includes - power, heat & light, reception services (meet & greet visitors, receive post and deliveries); access to a wider business support network; refuse/recycling facilities; communal area cleaning and building insurance.

Uses
Suitable for a wide variety of office based, and small workshop businesses. Retail, vehicle repair and/or maintenance, car trade or related businesses are not permitted.

Repairs & Maintenance
Licence holders are responsible for the internal upkeep & decoration of their office only.

Business Rates & VAT
Business rates are not included, but small business rate relief (SBRR) can be applied for with East Riding of Yorkshire Council.
VAT is payable on the licence fee.

Conference & Meeting Space
RaisE boasts a modern conference room that can accommodate up to 80 delegates and ground floor meeting rooms for up to 10 delegates. The provision of a presenter kit, WiFi, flipcharts. Catering and refreshments can be arranged by RaisE's in house cafe - Feast 78.

Viewings are available during office hours 9am-4pm.
