Parliament Street

Main Description

A rare opportunity to acquire a leasehold industrial/warehouse unit extending to approximately 2,935 sq ft, located in a well-established commercial area close to Birmingham City Centre (B10).

The property comprises a ground floor warehouse space with additional mezzanine, providing flexible accommodation suitable for a variety of uses including storage, light industrial, trade counter, or workshop operations.

Externally, the unit benefits from parking/loading directly to the front, offering convenience for deliveries and day-to-day business operations.

This is an excellent opportunity for owner occupiers or investors seeking an affordable entry into the industrial market, particularly given the strong demand for units of this size within the Birmingham area.

Units can be merged into one or kept as 2 separate units.

With a lease term of approximately 54 years remaining, the property presents a potential value-add opportunity for purchasers looking to enhance long-term interest through a lease extension or strategic use.

The lease allows:
Uses within Classes B2 or B8 (light industrial, general industrial, storage/distribution)
Offices (B1) only if ancillary to the main use.
