The site in question is at Overstone Farm, Overstone. The site is 4.74 hectares in area and is currently in use with a mixture of paddock land, farm buildings, office space and a farmhouse. The site is otherwise unconstrained, with adjacent built development along roughly 75% of the boundary of the site, including a new primary school to the south and west. There are important Grade I listed gates at the entrance to Overstone Park to the south – the setting of which will need to be assessed and maintained.

The site benefits from its close proximity to the villages of Overstone (c. 0.9 miles) and Moulton (c. 1.6 miles) where there are a number of amenities. This includes a Co-op supermarket (c. 1.5 miles), a nursery (c.1.5 miles) and a number of pubs. A new Aldi supermarket is now open to the north of the site.

Overstone Park Resort is circa 1.6 miles south east of the site, and offers luxury gym and pool facilities, as well as an 18 hole championship golf course.

The area is well served by a variety of respected schools, including Overstone Park School and Sywell Church of England Primary School, alongside nearby secondary options such as Weston Favell Academy and Northampton Academy.

Excellent road links via the A43 and A428 connect to Kettering and Bedford, while the M1 lies approximately ten miles to the south. Northampton Train Station is located c. 6 miles to the south west of the site, where there are frequent trains to London Euston with a c. 1 hour travel time.
