The site is situated on the edge of the village Mere Brow, between Tarleton and Banks near the A565 road. Located approx. 6 miles east of Southport and 10 miles southwest of Preston, the M6 motorway is approx. 10 miles distant. The access is via a private track, Mere Lane.

Mere Beck is a an established former trout fishery and wildlife haven extending to 12.9 acres with a versatile storage and facilities building. The lakes were originally excavated for mineral extraction in the late 1990s and operated by the current owners as a successful fishery for many years.
The site comprises a series of inter-fed lakes with a pump fed recirculation system. The pump house supplies water to the top pool which is then gravity fed through the lakes, together with a series of stock ponds close to the southern boundary. In addition are two angler’s cabins with electricity connected situated on the lake edge, with timber decking over the water.
STORAGE & FACILITIES BUILDING
Situated next to the main car parking area, a steel portal frame barn with a floor area of approx. 3,300 sq ft. The building has a steel roller shutter door to the front, timber cladding and concrete floor. The ground floor of the building is part storage, with three large concrete and block tanks, previously used for rearing salmon.
The rear of the building comprises a reception area together with male and female W.C.s. The first floor provides an office together with kitchen facility, shower room and a small bedroom above. A mezzanine area for accessing the salmon tanks, further storage and further accommodation including W.C.
PLANNING PERMISSION
The property benefits from planning permission for existing uses including; the barn, fish farming, angling and associated car parking. A historic consent ref: 8/98/0926 included an extension to the building with manager’s accommodation.
