Services:
All utilities are payable via the service charge which includes gas central heating, electricity, water rates, superfast fibre broadband, common areas alarm monitoring and maintenance, building repairs and maintenance, common areas cleaning, supplies and recycling, external window cleaning and building insurance.
The service charge does not include alarm monitoring and maintenance for 1st floor alarm, cleaning, supplies, recycling for 1st floor office, contents/business insurance for tenant on 1st floor, or any telephone landline.

Rent:
The rent and lease length are fully negotiable and there are no agent fees to be paid – you can discuss and negotiate everything directly with the friendly landlord.

Terms:
The rent and service charge is payable quarterly in advance.
In addition, a deposit is to be paid by the tenant equivalent to three months rent at the time of signing the lease and prior to moving in. The deposit is separate from the first rent payment and held as security against rent arrears, breach of covenants, or damage.

The annual business rates for 26-27 are £2147.40.
