Gas Lane, Camborne, Cornwall, TR14

A consented freehold industrial development site, measuring about 2.3 acres, strategically located just moments from the A30 and adjacent to significant commercial operators, including Travelodge, Costa, KFC and McDonald's. The land is cleared, levelled, gated, and has all services connected.

The land has the following planning permission: Conditional planning permission has been granted, as of August 2024, for the 'Redevelopment of Part Existing Heavy Haulage Yard (B8 Use Class) and Erection of B8 Storage Building with Ancillary Offices/Workshop, Vehicle Parking and Landscaping.'

The 'second half' of the site would suit further industrial development, subject to planning.

The development site is part of the area known as Tolvaddon, situated between Camborne to the west and Redruth to the east. The site can be accessed from two existing routes, these being from the north west via the A3047 exit from the A30 or via 'Agar Road' turning onto the A3047 at the top of East Hill, where it is named 'Tolvaddon Road' and subsequently turning onto 'Gas Lane'. Both access routes are indicated on the Site Location and Block Plans.
