Land at Royal Norwich Golf Club Practice Ground, Drayton High Road, Norwich

The site in whole extends to approximately 2.7 hectares (6.8 acres) and consists of a primarily level grass area with established hedging and tree belts to the northern and eastern boundaries.

The site is bounded to the north by the former Royal Norwich Golf Club which was sold to Persimmon Homes for Development in 2017. Persimmon have commenced highway works on the site and are beginning phase 4 for 87 dwellings, the property is currently accessed through the Persimmon Homes site.

To the east of the site is the Hellesdon Park Industrial Estate, there are two potential points of access from the industrial estate, but both are privately owned and controlled.

The south and western boundaries are defined by grazing land all in the ownership of The Gurloque Settlement, who also own half of the practice ground and gain access to the majority of their landholding via a private access from Low Road to the west.

The property is located to the north-west of Norwich city centre between New Costessey and Hellesdon. It lies just north of the Wensum River Valley as defined by Low Road which runs close to the site’s western boundary. Drayton High Road is to the east of the site and is an arterial route between Norwich and Fakenham. Drayton High Road and Sweet Briar Road to the south and east offer comprehensive links to the wider road and bus network.
