A beautifully presented 26-cover licensed café and tearoom, ideally situated in the very heart of Exmouth, Devon, occupying one of the town’s most sought-after and high-footfall trading positions on the popular Strand. This easily operated and highly appealing business benefits from a further 17 x external al fresco covers to the front and side, complete with parasols and large double-opening doors which create a seamless and inviting indoor–outdoor dining environment, particularly attractive during the warmer months. Internally, the premises are stylishly presented with a fully equipped commercial kitchen with separate access, customer toilet facilities and excellent storage space.
The business currently operates a successful light-touch café menu, requiring no formal chef qualification, making it ideal for owner-operators, couples or those seeking a manageable hospitality business with straightforward day-to-day operation. Only now being offered for sale due to the owners’ need to provide full-time care for a family member, this represents a rare opportunity to acquire a thriving and well-established business with considerable scope for further growth. The café currently trades limited daytime hours only, presenting obvious potential to increase turnover through extended opening hours, evening trade or the introduction of simple evening dining. Trading accounts will be made available to genuinely interested parties following a formal viewing.
This established licensed café and tearoom occupies a prominent and highly visible trading position on the ‘Stand’ within the centre of Exmouth, Devon. Located on the ever-popular Strand, the business enjoys exceptional passing footfall throughout the year, supported by both a substantial local residential population and a vibrant tourist trade. Exmouth is one of Devon’s most desirable coastal destinations, renowned for its miles of golden sandy beaches, marina, campsites and year-round visitor appeal. Nearby are excellent transport links including the main arterial roads, bus station and railway station, whilst the cathedral city of Exeter, with its world-renowned university, M5 motorway connection and international airport, is also within easy reach. The Strand itself hosts numerous annual events including festivals, craft fairs, memorial parades, fundraising events and the Christmas lights switch-on, all of which contribute significantly to visitor numbers and trading activity within the immediate area.
BUSINESS
The business has been operated successfully by the current owner for many years, assisted by part-time staff. More recently, due to family care commitments, additional staffing has been required to oversee the day-to-day operation, resulting in the business currently trading limited daytime hours only.
Current opening hours are:
Monday – Friday: 09.30 am – 2.30 pm
Saturday: 08.30 am – 2.30 pm
Sunday: Closed
Given the strength of the location and demand within the area, there is clear potential for extended trading hours, evening openings or the introduction of light evening meals and licensed trade, should new owners wish to expand further.
A full handover and training period will be provided to ensure a smooth transition and continued success for incoming owners.
