The council will demolish the buildings on the site before sale leaving a site of approximately 0.47 Ha (1.17 acres).

The site is located within the defined development limit of Barton Upon Humber and is not formally allocated for any specific land use. The site is brownfield in nature being previously developed as a secondary school technology block.
The site is located within a largely residential area and as such lends itself to residential development. Informal discussion indicates the principle of residential development in this location is considered to be acceptable.
Other alternative uses of the site would be considered on their own merits but would have to be able to operate from the site without conflict with the adjacent residential uses.
