Innovation Epicentre

Contained within our bespoke Innovation Epicentre and designed for this is a Standard 1 person office designed to provide professional, high quality environments for those that are ready to move upwards from "Home" or "Lone" working.

The following Services are to be provided by the Landlord and included within the Rent:

1. Buildings insurance and public liability insurance covering the Common Parts;
2. Maintenance, servicing, cleaning, repairing, upgrading & managing any services to the Building and the Site (including any machinery and equipment therein) and the services to the sewage services;
3. Concierge service located in Stirling House comprising reception, letter & parcel drop and fault reporting/ticketing system;
4. Lighting and maintenance of the Site;
5. External maintenance of the Building;
6. Site management;
7. Limited rubbish collection & recycling facilities;
8. Water and sewerage;
9. Electricity and basic data connectivity (subject to fair usage)
10. Provision of agreed office furniture
11. Rent collection; and
12. Any other costs relating to the management, maintenance and operating of the Building and the Site. (together, the "Services")

For the avoidance of doubt, the following services are not included within the Rent:

1. Business Rates;
2. Contents insurance within the Premises;
3. Internal fitting out / alterations; and
4. Internal repairs and dilapidations to bring the Premises back to a lettable condition at the termination of the Lease.
