Perfectly positioned amidst the affluent areas of Wigan, such as Billinge, Orrell, Standish, Shevington, and Appley Bridge, the former Vale Royal benefits from an exceptional location. Additionally, it enjoys a vibrant atmosphere, as it is already home to well-established dance/fitness studios that attract a substantial number of visitors. Every week, these studios bring over 1,500 children and adults to the site. Furthermore, the studios themselves are available for rent to any business or fitness/community group. Excitingly, a new build Ice Cream Parlour will also be joining the site later this year, promising to attract even more footfall.
The upper floor of the property spans over 2,500 square feet, comprising a combination of small and medium-sized rooms, as well as large open-plan areas which will be rented out to smaller businesses such as Hair & Beauty, Physios, general shops.
Adjacent to the property is St John Rigby Sixth Form College, boasting over 2,000 students and faculty members. With no local competition in the area, this presents an excellent opportunity for the property's tenants to attract a consistent stream of customers. Additionally, the site benefits from its proximity to a busy 9-hole golf course, which currently lacks a clubhouse. Any business operating on the premises will enjoy the advantage of catering to the golf course visitors as well.
In summary, this multi-business site offers an unparalleled location and a diverse demographic that appeals to all age groups. The property's exceptional parking facilities make it an ideal choice for retailers and restaurateurs seeking exposure to a large and affluent customer base. This truly is an amazing opportunity that is not to be missed for your business!
