Former Care Home & Prime Development Opportunity 0.73 Acres Potential for 22-Bed Care Facility Little Aston, Sutton Coldfield
A rare opportunity to acquire a substantial detached former care facility occupying approximately 0.73 acres (0.29 hectares) within Little Aston, one of the Midlands' most prestigious and sought-after residential locations.
Formerly operated as an 11-bedroom care home, the property extends to approximately 650 sq m (6,997 sq ft) and remains within an established C2 Care Home Use Class. The site benefits from a historic planning consent (now expired) for the substantial extension and redevelopment of the property to create a 22-bedroom care home extending to approximately 1,147 sq m (12,346 sq ft), providing a strong precedent for future redevelopment proposals, subject to the necessary consents.
Vacant and requiring comprehensive refurbishment throughout, the property presents a compelling opportunity for care operators, developers, investors or private purchasers seeking a landmark redevelopment project in a premium residential setting.

The Property
The property occupies a prominent position on Rosemary Hill Road behind an in-and-out carriage driveway and extensive mature grounds. Arranged over basement, ground, first and second floors, the building provides extensive accommodation including numerous bedrooms, communal living areas, dining facilities, offices and ancillary accommodation.
Whilst the property is currently in a derelict condition and requires full refurbishment, its scale, established use and substantial plot create an exceptional redevelopment opportunity. The building is understood to be of local interest and merit and occupies a mature plot within one of the region's most desirable residential areas.
Planning & Development Potential
Planning permission was previously granted by Lichfield District Council under reference:
15/00645/FULM
"Partial redevelopment of existing care home to create a 22-bed care home incorporating side and rear extensions and the creation of a basement area."
Although the consent has now expired, the approval establishes a strong planning precedent for continued care-related use and redevelopment of the site.
A subsequent application proposing demolition of the existing building and redevelopment to provide luxury apartments was refused, principally due to concerns relating to overdevelopment and impact on the character of the area. No planning application has been submitted to revert the property to a single private dwelling (Use Class C3). Purchasers should undertake their own planning investigations and satisfy themselves as to the suitability of the property for any proposed use.
