The site sits outside the Castle Gresley settlement boundary and is referenced as Mount Pleasant within the Local Plan.

The site is located relatively centrally within Castle Gresley which is circa 1.75 miles of Swadlincote in South Derbyshire.

Castle Gresley adjoins Church Gresley and the wider Swadlincote infrastructure network. The area hosts multiple schools and local amenities such as shops and public houses.

Further amenities including a Railway Station are located within Burton Upon Trent which adjoins Swadlincote. This station provides regular services to Derby, Birmingham and London.

East Midlands Airport is just 16.6 miles and Birmingham Airport is circa 26.3 miles. Castle Gresley sits on the A444 giving the site excellent access to the A50, A38 and M1.
