The land previously received a positive pre-application response in June 2023 regarding its potential for
development under Policy 9 (rural exception sites).
Since then, updates to the National Planning Policy Framework (NPPF) and Cornwall Council's emphasis on bringing forward development in sustainable, centrally located village sites have shifted the policy context. Development proposals are no longer required to be affordable housing-led, although such schemes may still be prioritised.
In light of these changes, we consider there to be a window of opportunity to progress the site under Policy 8.
