The ground floor provides a single open plan trading area with bar servery and space for customer seating to suit the occupier’s preferences. The left section benefits from an open plan finishing kitchen and service area, connected to a good sized dedicated trade kitchen. The kitchen has a hatch for direct takeaway service to the beach as well as a walk-in-fridge and a single staff WC.

Located to right side are further ancillary areas including three sets of customer WCs (one accessible), various storage rooms, office and a former “kiosk” with direct service to the beach.

External Areas
The property benefits from external customer areas to the front with wide and uninterrupted views of the beach and sea. The terrace previously provided approximately 30 seats around 10 cafe style tables.

The beach section was configured to seat up to 60 around benches with high seats. Licensing requires the beach area to be used for a maximum of 26 weeks during the period 01 April to 30 September. The continued use of this space is subject the grant of planning permission.

Tenure & Rent
Leasehold. The property will be available on a Full Repairing and Insuring Lease, free of all trading ties on terms to be agreed. Rental offers are invited. The tenant will be required to provide suitable security which may in include a rent deposit in addition to guarantees.
