The land on northern side of the railway line is predominately Grade 4 soils with some Grade 5 on the fringes and is a mixture of wooded areas and pasture land. Overview
Originally forming part of Spring Farm, the land is located in the picturesque and quiet valley of the River Fal as it flows towards the village of Grampound. The valley is dominated by the stone railway viaduct which was built in 1886 to replace the earlier stone and timber viaduct built by Isambard Kingdom Brunel. The original ‘Brunel Stumps’ can still be seen, being the surviving masonry piers. The surrounding area provides a secluded and private setting for the land and a quiet corner of the county, despite St Austell being only a number of miles away.

Lying to the south-west of the village of Coombe, the land hosts one of the tributaries of the River Fal as it flows down through the valley towards Grampound and Tregony.
Less than 6 miles away is the centre of St Austell which provides a full range of high street services as well as a mainline train station for trains to Penzance, Truro, Plymouth and beyond to Exeter and London.
The county town and cathedral city of Truro is only 12 miles away and visitors can enjoy the commercial heart of the county. Offering an extensive range of commercial, professional, shopping and entertainment facilities.
Beyond are the airports of Newquay, being 14 miles away and Bristol, being just under three hours’ drive away, providing both domestic and international flights.
