A former mansion and hospital, together with ancillary grounds, is being offered for sale with the benefit of detailed planning for 45 homes.

The site includes Craigtoun Manor, a Category B listed former mansion house. The mansion house is an early renaissance building designed by Paul Waterhouse and constructed in 1903 for the Younger brewery family. In 1947 it was sold, becoming Craigtoun Hospital - a maternity hospital - until its closure in 1992. The property has remained vacant since.

The development proposals will see the conversion of the main building into 27 new apartments, as well as 18 new build homes in the grounds. The approved apartment mix comprises four one-bedroom apartments, 18 two-bedroom apartments, four three-bedroom apartments and one three-bedroom triplex apartment. The new-build element comprises four four-bedroom semi-detached houses and 14 four-bedroom townhouses.

Craigtoun Manor is located around 3.5 miles south west of the centre of St Andrews.
The site is surrounded by The Craigtoun Golf Course (formerly the Duke's) and Craigtoun Country Park.

St Andrews is known as the ‘Home of Golf’, with many prestigious courses in the area. The Old Course is arguably the most famous golf course in the world and will host the Open Championship in 2027.

St Andrews has an excellent range of high street and independent shops, bars, restaurants, cafes and supermarkets catering to locals and tourists. It is also home to St Andrews University, Scotland’s oldest and one of the most prestigious universities in the UK with a student population of around 10,500.
