The land extends to approximately 110.71 acres of arable land, which is suited to the growing of cereals. The grassland extends to 6.97 acres and is located adjacent to the Chesterfield Canal.
The land is shown as Grade 3 on the Ministry of Agriculture's Land Classification Map. The soils belong to the Fladbury 3 Association, which is described as stoneless clayey fine silty and fine loamy soils affected by groundwater, and Whimple 3 Association which is described as reddish fine loamy or fine silty over clayey soils with slowly permeable subsoils and slight seasonal waterlogging. Both can grow the full range of combinable crops.

Location
The land is located in Bassetlaw District Council in the County of Nottinghamshire, approximately 5 miles west of Gainsborough. The principal block of land is located within the parish of Gringley-on-the-Hill, to the west of the village of Walkeringham and north of Gringley-on-the-Hill. The remainder of the land is located within the parish of Walkeringham, located to the east of the village.
Terms
The land will be let under a Farm Business Tenancy Agreement for a period of 5 years. The tenancy agreement will commence on 1st October 2026 until 30th September 2031 (subject to the right for holdover for the growing crops, if required).
The rent will be payable half yearly in advance on 1st October and 1st April in each year.
The Tenant will be required to personally farm the holding and will not be permitted to assign, sublet, or contract farm the land.
