Andrews Farm presents an excellent opportunity for a tenant to take on a well-equipped holding comprising productive Grade 1 land belonging to the Downholland 1 soil association, described as deep stoneless humose clayey soils with some peat soils and deep humose calcareous soils suitable for growing combinable crops, mustard, potatoes, and sugar beet. The arable land extends to 176.23 hectares (435.48acres), with the yard and buildings extending to 0.56 hectares (1.38acres).

ACCESS
Access to the property is via Binnimoor Road, which is a Fenland District Council adopted road. From Binnimoor Road, access leads directly to the farmyard and the internal track network serving the holding.

CROPPING
The ten-year cropping history information is available from the Letting Agents.

The importation and spreading of sewage, sludge or biosolids will not be permitted.

BUILDINGS
Included within the offering is a well-equipped farmyard comprising a range of agricultural buildings, including a modern grain store, a workshop/general store, and an older grain store which, although dated, remains useful for grain storage all of which are located at the main farmyard. HOLDOVER
Buildings

The Landlord retains the right of holdover of field TL4498 4436 until 30th November 2026 for the purposes of holding a machinery auction.

DRAINAGE RATES

ABSTRACTION LICENCE
The Landlord holds an abstraction licence permitting the abstraction of water throughout the year from the River Nene, at any point on the drains and ditches lying on or forming the boundaries of the land, as detailed in the licence which can be found in the Information Pack. The benefit of the licence will be transferred to the incoming tenant, who will be required under the terms of the tenancy to comply with the licence conditions, submit all necessary returns, and transfer the licence back to the Landlord at the end of the tenancy.

WAYLEAVES, EASEMENTS AND PUBLIC RIGHTS OF WAY
The Landlord will retain any wayleave and easement payments over the land.

There is a public footpath which runs along the bank adjoining the River Nene which some of the fields adjoin. Please refer to the Ordnance Survey Plans available in the Information Pack.

SOIL TESTING
The farm has been soil-tested prior to the commencement of the tenancy, and the results of this analysis are available for inspection in the Information Pack. At the end of the fixed term, the tenant will be required to commission and fund a full re-testing of the farm's soils. This is to demonstrate that no deterioration has occurred in soil organic matter levels or overall soil health during the period of occupation. The Landlords intention is to ensure that soil quality is maintained or enhanced over time.

SPORTING, MINERAL AND TIMBER RIGHTS
The sporting, timber, and mineral rights are all excluded from the Letting.

METHOD OF LETTING
The land is being offered to let by informal tender on a 5-year Farm Business Tenancy.

Tenders should be submitted no later than 12 noon on Friday 3rd July to Brown&Co, King's Lynn.

Tenders must be submitted on the Tender Form available from the Letting Agents. The envelope should be clearly marked 'Land at Andrews Farm, Binnimoor Road, March, FBT Tender'. Tenders not so marked may be opened before the tender date.

All tenders shall be subject to contract and should clearly state any particular conditions under which the offer is made.
