Description
Allt Beith is a young commercial woodland, established in 2022, with the crop now successfully established across the site. The woodland extends to approximately 38.30 hectares of conifers, predominantly planted with Sitka spruce and Norway spruce, which together account for around 72% of the stocked area. The crops comprise improved planting stock, selected for enhanced growth and timber production potential, and are expected to deliver significant future volumes of commercial timber.
The woodland was established under a Woodland Grant Scheme and is registered with the Woodland Carbon Code. The project has generated a total of 15,815 Pending Issuance Units (PIUs), comprising 12,652 claimable units alongside a standard 20% risk buffer of 3,163 units. PIUs represent the carbon sequestration forecast to be delivered by the woodland over its lifetime. Subject to successful verification, these units may be converted into Woodland.
Location
The woodland is located on the Cowal Peninsula in Argyll and Bute, an area with a long-established tradition of commercial forestry. The climate is temperate, with high annual rainfall, typically in the region of 1,500–1,800mm, mild winters and few prolonged frosts. These conditions suit the species present well: principally Sitka spruce, Norway spruce and mixed broadleaves, all of which perform reliably in the high moisture environment of the west of Scotland.
The glen runs broadly north to south with rising ground on both sides, providing a degree of shelter from the prevailing south-westerly winds. Soils on the lower and mid slopes are predominantly mineral, developed over metamorphic bedrock, and are generally capable of supporting productive conifer crops where drainage is adequate.

Access
Allt Beith is accessed directly from the A886, an Agreed Timber Transport Route, via a gated entrance, beyond which a shared farm road (750 metres) leads onto a private forest road running through the centre of the property from west to east. The internal forest road provides practical access to the majority of the crop and is of a standard suitable for forestry vehicles, including extraction machinery. The road runs for approximately 780 metres through the property. There is a useful borrow pit located on the property with ample stone for future road maintenance and or extension.

Sporting rights are included in the sale with no sporting lease in place.
Boundaries
The property is mostly bounded by a deer fence. Maintenance to stockproof condition is on 50:50 basis with the neighbouring landowners.
