Sterling Financial, Church Road, Burgess Hill, West Sussex

5 Church Road is a well-proportioned three-storey with the potential to be mixed-use building extending to approximately 1,429 sq ft, offered for sale freehold with full vacant possession, presenting a rare opportunity for an owner-occupier, investor, or developer.
The ground floor comprises a self-contained commercial unit, benefiting from prominent glazed frontage onto Church Road, an open-plan customer-facing area, and ancillary office/storage space to the rear.
The upper floors (first and second) previously provided ancillary office accommodation and now benefit from approved planning permission for change of use to residential, creating two additional dwellings .

PLANNING
Planning permission was granted by Mid Sussex District Council under application reference DM/24/0537 for:

“Change of use to first and second floors to create 1no. 1 bed flat and studio flat, including alterations and additions to roof.”

This approved scheme allows a purchaser to convert the upper parts of the building into two self-contained residential units; a one bedroom flat and a studio flat, while retaining the ground floor commercial unit, creating an attractive mixed-use investment with both rental and capital growth potential. Full details of the approved plans and any attached conditions can be viewed on Mid Sussex District Council's online planning register (application ref. DM/24/0537) and should be independently verified by prospective purchasers and their advisers.
