An Outstanding Location

An Opportunity Not to Be Missed
Plots with planning consent in attractive North Wales locations are increasingly sought after, making this an opportunity worthy of serious consideration.
Whether you're looking to build your own home, create a modern property for your family, or explore a development/investment opportunity, this plot provides an excellent foundation to bring the approved two-bedroom home to life.
The plot enjoys a convenient position within Llanrug, with a selection of local bus services providing connections to Caernarfon, Bangor, Llanberis, Betws-y-Coed and surrounding areas. The nearby transport network makes commuting and access to local amenities straightforward, while Bangor railway station provides mainline rail connections for longer-distance travel. The excellent road connections also provide easy access throughout Gwynedd and the wider North Wales region.
Once constructed to a high standard and finished to a quality specification, the completed property could potentially achieve a sale price in excess of £285,000, subject of course to market conditions, the final specification and the quality of construction.
This potential is supported by recent comparable sales in the Llanrug area. A two-bedroom semi-detached property at Y Bonc, Bryn Bras, Llanrug, sold for £285,000 in May 2025.
By comparison, a number of older two-bedroom terraced properties in Llanrug have achieved sales around £145,000 to £190,000. For example, 2 Minffordd Terrace sold for £145,000 in November 2025, while Llys Arfon, a two-bedroom semi-detached property, sold for £192,000 in July 2025.
This highlights the potential appeal of delivering a newly constructed, energy-efficient and contemporary home, particularly one benefiting from a generous plot, modern accommodation, parking and a desirable location.
For a developer or self-builder, the opportunity therefore offers the potential to create a substantially more valuable finished asset than the purchase price of the consented plot alone, subject to build costs, finance, professional fees and prevailing market conditions.
