Kilgraston Chapel, Kilgraston Estate, Bridge of Earn, Perth, PH2 9BQ
A rare and distinctive opportunity is available to occupy a fully furnished and equipped chapel within the beautiful Kilgraston Estate near Bridge of Earn, Perthshire.
The property offers an impressive and characterful setting suitable for a wide variety of occupiers and uses, particularly those seeking a church, chapel, place of worship, wedding venue, ceremony space, community venue, event space or specialist gathering venue.
The chapel forms part of the wider Kilgraston Estate and provides a unique alternative to conventional commercial premises. It offers a peaceful, established and attractive environment with a strong sense of character, making it particularly well suited to occupiers who want a venue that already feels special and memorable.
The property is available fully furnished and equipped, allowing an incoming occupier to potentially begin operating with significantly less initial setup than would normally be required for a vacant commercial building.
The landlord is open to discussing full-time occupation, regular recurring use or other suitable arrangements, depending on the proposed business or organisation.
Ideal as a Church or Place of Worship
The most natural use for the property is as an established church, chapel or place of worship.

The character of the building may provide a particularly strong backdrop for events that rely on atmosphere and presentation.
Fully Furnished & Equipped
One of the key advantages of the chapel is that it is offered fully furnished and equipped.
For an incoming occupier, this may significantly reduce the amount of initial expenditure required compared with taking an empty venue and purchasing all necessary furniture and operational equipment from scratch.
The existing setup also allows prospective tenants to more easily visualise how the building could function for worship, ceremonies, meetings and events.
The exact furniture, equipment and items included should be confirmed as part of the letting discussions, but the intention is to provide a substantially ready-to-use environment.
Potential for Full-Time Occupation
The landlord is open to discussing the chapel with organisations or businesses seeking a full-time base.
A permanent occupier could establish the building as:
A church
A ministry headquarters
A wedding and ceremony venue
A community venue
An event business
A religious centre
A training and education venue
A retreat centre
A cultural venue
A mixed-use events and community space
A full-time occupier could benefit from being able to build its own identity around the venue rather than relying on short-term hired premises.
Potential for Regular or Recurring Bookings
The landlord may also consider regular recurring arrangements for suitable operators.
For example:
Weekly church services
Weekend worship
Monthly community events
Regular choir rehearsals
Weekly classes
Recurring workshops
Seasonal programmes
Monthly networking events
Regular ceremonies
Regular wellbeing sessions
This may be attractive to organisations that do not require exclusive occupation every day but need a consistent, reliable venue.
Potential for Venue Hire & Onward Bookings
For the right full-time occupier and subject to agreed lease terms, there may also be potential to use the chapel as a venue-hire business.
This could allow an occupier to generate additional income by making the space available for complementary events when it is not being used for their primary activities.
Possible onward hire could include:
Weddings
Ceremonies
Choir rehearsals
Community groups
Workshops
Talks
Photography
Filming
Private functions
Training
Charity events
Retreat sessions
Any subletting, licensing or onward venue hire would need to be specifically agreed with the landlord and documented appropriately.
Kilgraston Estate Setting
The chapel is located within the wider Kilgraston Estate, near Bridge of Earn in Perthshire.
The setting offers a completely different environment from a conventional town-centre hall or commercial unit.
It provides a more private, attractive and established estate setting, which may be particularly valuable for:
Weddings
Retreats
Religious organisations
Community groups
Events
Photography
Filming
Training
Wellbeing activities
The surrounding estate creates a sense of destination and can help make events feel more memorable and exclusive.
Accessible Perthshire Location
Although the estate has a private and peaceful character, it is not isolated.
Kilgraston is well positioned for access to Perth and the wider Perthshire area, with road connections towards Dundee, Edinburgh and other parts of central Scotland.
This provides the possibility of attracting visitors, congregations, wedding guests, event attendees and participants from a wider catchment rather than relying solely on the immediate local area.
The location may particularly appeal to organisations whose users are prepared to travel for a distinctive venue.
Strong Potential for Destination-Based Use
Unlike many conventional commercial properties, this chapel has the ability to operate as a destination venue.
People may specifically travel to the property because of its character, setting and atmosphere.
This makes it particularly attractive for:
Weddings
Retreats
Conferences
Worship gatherings
Music events
Specialist workshops
Photography
Filming
Cultural events
Private ceremonies
A strong operator could potentially build a recognisable venue identity around the property.
Suitable for Established or Growing Organisations
The opportunity could suit both established organisations and businesses seeking expansion, as well as newer operators with a clear and credible business plan.
Potential occupiers may include:
Churches
Religious organisations
Wedding venue operators
Event companies
Community organisations
Charities
Training companies
Education providers
Wellbeing businesses
Retreat operators
Music organisations
Choirs
Arts organisations
Cultural groups
Production companies
Venue operators
Specialist hospitality businesses
The landlord is willing to consider different concepts where they are compatible with the character of the property and wider estate.
Flexible Approach to Proposed Uses
The uses listed above are examples rather than an exhaustive list.
The landlord is open to considering alternative suitable proposals, and prospective occupiers are encouraged to explain their concept and operational requirements.
Particularly interesting proposals may include businesses that combine several uses, for example:
Church plus community venue
Wedding venue plus private events
Worship plus training and education
Events plus photography and filming
Community use plus venue hire
Retreat use plus wellbeing activities
Music venue plus rehearsals and workshops
Cultural venue plus exhibitions and talks
A mixed-use business model may allow an occupier to make more efficient use of the building throughout the week.
Viewings Encouraged
Because of the unique character of the property, prospective occupiers are strongly encouraged to arrange a viewing.
A physical inspection will allow interested parties to properly understand:
The scale of the space
The existing furnishings
The chapel layout
The character of the building
Access arrangements
How the venue may work for their specific use

A Rare Opportunity in Perthshire
Properties of this character rarely become available for commercial occupation.
The combination of a traditional chapel environment, established estate setting, existing furnishings and equipment, flexible potential uses and the opportunity for full-time or recurring occupation makes this a particularly unusual opportunity.
For a church or religious organisation, the property could provide a permanent and recognisable home for worship and community activity.
For a wedding or event operator, it offers the opportunity to create a distinctive ceremony and venue-hire business.
For charities, community groups, educators, wellbeing operators, creative organisations or cultural businesses, it provides a memorable alternative to conventional halls and commercial premises.
The landlord is keen to hear from serious prospective occupiers with suitable proposals.
Early enquiries and viewings are encouraged. All uses are subject to landlord approval and any necessary planning, licensing, fire safety, capacity or other statutory requirements.
