The Property
The Lord Mountbatten occupies a prominent position on Mill Street within Congleton town centre.
The property has historically operated as a public house and provides a flexible opportunity for an incoming operator to establish or develop a hospitality business.
A particularly notable feature is the extensive accommodation above the pub, which has formerly been used as the manager's flat. This provides significant additional space and could be particularly attractive to an owner-operator or tenant requiring on-site accommodation, subject to confirmation of the permitted use and any necessary consents.
The property also benefits from a large car park to the rear, providing substantial off-road parking for customers and staff. This is a significant advantage for a town-centre public house, where dedicated customer parking can be limited.
Location
The property is situated on Mill Street in the centre of Congleton, an established market town in Cheshire.
Congleton is located approximately midway between Macclesfield and Stoke-on-Trent, with a population of around 28,000. The town has a diverse economy and serves a substantial surrounding residential and commercial catchment.
Congleton benefits from good road connections, including the A34, A54 and A536, providing access to surrounding towns and the wider Cheshire and Staffordshire road network. The M6 motorway is also readily accessible via Junction 17.
Congleton railway station provides services towards Manchester Piccadilly and Stoke-on-Trent, further enhancing the town's accessibility.
The town centre supports a broad mix of retail, professional, leisure and hospitality businesses, providing a good local catchment for a town-centre public house.
Car Parking
The property benefits from a large car park situated immediately to the rear of the premises.
The provision of substantial private off-road parking is a significant feature of the property, offering convenient parking for customers and staff and helping to broaden the appeal of the premises beyond passing and walk-in trade.
The rear area also provides useful operational and servicing space, subject to the terms of the lease.
First-Floor Accommodation
The property includes extensive accommodation at first-floor level, which has historically been used as a manager's flat.
The accommodation provides considerable additional space above the principal trading areas and could be of particular benefit to an operator seeking on-site living accommodation, subject to planning and any other necessary consents.
Further details of the accommodation are available upon request.
Business Rates
The property is recorded with a Rateable Value of £4,125 and is classified as a public house.
The current rating information should be verified with the local authority by interested parties, particularly in view of any changes in occupation or use. The amount of business rates actually payable will depend upon the applicable multiplier and any reliefs for which the occupier may qualify.
