Access & Infrastructure
Westwater Forest Estate benefits from an excellent internal infrastructure network, with over 14 kilometres of forest roads providing comprehensive access throughout the property. The principal routes were constructed or upgraded at the time of establishment and have been well maintained since. Forest roads, drainage ditches and verges are all maintained to a good standard. The road serving Greencleuch Cottage was upgraded and a new culvert installed in 2024.
The forest benefits from direct access onto the B7068, a consultation route with a proven history of accommodating timber extraction from Westwater and neighbouring commercial forests, with the A7 and M74 corridor close at hand providing excellent connectivity to timber processors and wider markets.
Westwater owns much of the access road network within the valley, with rights of access in favour of neighbouring proprietors, including Arresgill and Loganhead, for timber haulage. A deed of servitude is also in place for traffic from Tansy Hill and Cleuchfoot, and the Titles refer to a right of access over the private road from Cleuchfoot, which is not understood to be in use. Maintenance of the roads owned by Westwater is undertaken on a ‘user basis’.

Description – Westwater Forest Estate | 735.81 Hectares / 1,818.20 Acres
Westwater Forest Estate forms a single, ring-fenced holding extending to 416.07 hectares of productive conifer woodland, 41.27 hectares of broadleaves and 278.49 hectares of open ground, hill land, quarry and water. Opportunities to acquire a commercial forest of this scale, quality and accessibility in southern Scotland are exceptionally rare.
The property benefits from fertile soils, free-draining slopes of varied aspect and relatively sheltered growing conditions. A survey undertaken by Scotwood Macdonald in August 2026 determined an area-weighted average Yield Class of 26, with individual strata exceeding YC34 in places, demonstrating the quality and productivity of the crop.
The forest has an average crop age of approximately 18 years and is predominantly stocked with Sitka spruce, which accounts for 91% of the conifer area.
The great majority of the forest was established during the 2008 and 2009 planting seasons, creating a remarkably uniform, vigorous and productive crop. Approximately 150 hectares were planted with genetically improved M00 Sitka spruce, comprising M0055–65 and M0062 material. The balance of the productive woodland comprises Norway spruce, Japanese larch, mixed conifers and a significant component of broadleaves. The forest also includes established older shelter belts, an area of second-rotation P01 planting close to the main entrance and two recently restocked areas.
The crops have now reached an attractive mid-rotation stage, with the great majority of their value still to be realised. Clear-felling is currently anticipated to commence from 2043, when the principal crop will be approximately 35 years old, although the forest manager advises that harvesting could potentially begin as early as 2038. Once main harvesting commences, substantial coupes are expected to become available for felling during each five-year period. There is ample scope to distribute these across the forest to achieve the necessary separation while progressively diversifying the age structure of the crop.
Native broadleaves and areas of open ground provide valuable buffers along watercourses, forest rides and sightlines for deer management, while contributing to the attractive landscape setting of the property. The hill land may also offer potential for further woodland creation, subject to the necessary consents and approvals.
Five Scheduled Monuments lie within the property, all situated in existing areas of open ground. Once main harvesting commences, a new section of forest road, estimated to extend to no more than 560 metres, will be required to bypass the Scheduled Monument in Compartment 19 and provide access to the crop in Compartment 22.
Thinning & Early Income
A felling permission is in place for the thinning of 104.47 hectares, predominantly comprising Sitka spruce, with an estimated volume of 6,476 cubic metres across Compartments 1, 2, 4, 6, 8, 12, 14 and 17. This offers a purchaser the opportunity to realise an early and readily quantifiable timber income. Thinning was undertaken across parts of the forest during 2025, with in-crop drainage works scheduled to follow in the thinned areas.
Three Statutory Plant Health Notices relating to Phytophthora ramorum were issued between 2022 and 2023, and all associated works have now been completed. Only parts of the notice areas were clear-felled and restocked, while approximately half were thinned. Restocking undertaken in 2024 and 2026 comprised predominantly Norway spruce, together with areas of Sitka spruce and broadleaves. Establishment works are ongoing.
In August 2026, a drone photogrammetry survey of the entire planted area, supported by ground-based top-height measurements, determined an area-weighted average Yield Class of 26 for the conifer crop. Individual strata exceeded YC34 in places, although values above YC34 were capped at YC34 for the purposes of the calculation. The full survey is available from Goldcrest.
Renewable Energy
An Option Contract is in place between the sellers and E Power Limited over part of the property in connection with the proposed Callisterhall Wind Farm. The option area provides for up to six turbines with a total installed capacity of 30 MW over a 32-year lease term. The current proposal has four turbines within the Westwater boundary, together with associated infrastructure and access road upgrades. The headline commercial terms provide for an income rent based on 5% of generation income, increasing to 7% and subsequently 8% over the term, subject to a base minimum rent of the greater of £5,500 per MW and £100,000 per annum. Progress towards planning consent is currently delayed as the proposed development falls within the consultation zone of the Eskdalemuir Seismic Array. No planning application has yet been submitted.
Renewable Energy Clawback Clause
The Agreement requires the purchaser to pay the sellers 25% of any income derived from renewable energy development on the property for the duration of the development, where such development is established within 20 years of the date of sale. Timber compensation payments are excluded from this arrangement. Further details are available from the Selling Agents.
Sporting Rights
Sporting rights are included in the sale insofar as they are owned and are not currently let. Deer are professionally managed by Ti hi Forestry’s in-house Wildlife Management Team, with annual culls of between 30 and 50 deer recorded over the past three years.
Forest Grants & Management
The forest is managed by Tilhill Forestry from their Dumfries office. Ongoing works include the establishment of the 2024 and 2026 restock sites, tube removal in the broadleaf areas and in-crop drainage of the areas thinned in 2025. There are no grants currently present. The forest was completely remapped in 2025.
