The site is located towards the northeast side of Bradfield Southend, an affluent village within the administrative jurisdiction of West Berkshire. Bradfield Southend is situated within the North Wessex Downs, an area of
Outstanding Natural Beauty (AONB). The village is located approximately 3 miles west of Theale and 7 miles west of Reading. Vehicular access to the site is provided from Cock Lane, which provides access to Bradfield Southend from the north. The site is topographically flat, rectangular in nature and bounded by mature trees towards the north and hedging towards the south, east and western boundary. Direct access to the site is not presently available, however the outline planning permission indicates that access will be facilitated via Cock Lane. The site will be offered with vacant possession on legal completion.

Bradfield Southend benefits from a broad range of nearby amenities and excellent connectivity. The village’s retail offering includes village shops, pub and post office. St Peter’s Church and Bradfield Cricket Club are also within the village. Bradfield C of E Primary School and St Peter’s Pre School are both within 200 metres of the site. Bradfield College is approximately 1 mile north in the nearby village of Bradfield, whilst
Englefield C of E Primary School is approximately 2 miles northeast in the nearby village of Englefield. The site is conveniently located for access to Reading, renowned for its strategic position and retail offering as a major urban hub of the southeast. Reading’s retail offering includes an extensive range of options that can be found at The Oracle Shopping Centre and Broad Street Mall, together with numerous out of town retail parks.
