DESCRIPTION

The site extends in all to approximately 3.24 acres (1.31 hectares) and comprises an existing traditional barn and cart lodge and grassland currently in agricultural use. The site is shown edged red and excludes the farmhouse area encircled blue on the aerial image. The property is surrounded by residential properties on the eastern boundary, the village primary school to the west and agricultural land to the south. It is currently accessible directly off the Foxley Road via an established access point.

PLANNING

The property falls under the jurisdiction of Breckland Council and is situated within the village Conservation Area. The barn and land benefit from Full Planning Permission for conversion of the barn to a single dwelling and the erection of four new dwellings, associated infrastructure and landscaping under reference PL/2025/0094/FMIN. The design has been thoughtfully prepared so as to preserve the historic attributes of the existing barn and replicate a sympathetic farmstead development of generous family homes. There is no requirement for affordable housing. Full details are available on the Council Planning Portal on their website. Prospective buyers should undertake a thorough examination of these documents. The permission allows for the development of the following new dwellings;

Plot 1 - New Build - Four bed link attached 'farmstead' style house (approx 2091 sq/ft)
Plot 2 - New Build - Four bed attached 'farmstead' style house (approx 1848 sq/ft)
Plot 3 - New Build - Four bed link attached 'farmstead' style house (approx 2236 sq/ft)
Plot 4 - New Build - Four bed detached barn conversion style (approx 2145 sq/ft)
Plot 5 - Detached three bed barn conversion (approx 1660 sq/ft)

COMMUNITY INFRASTRUCTURE LEVY & ENVIRONMENTAL MITIGATION

There will be no Community Infrastructure Levy (CIL) due in connection with the development. Nutrient Neutrality Credits have been purchased from Wendling Beck by the Seller and allocated to the development. This is accompanied by a Section 106 Agreement with the Council to ensure the mitigation is legally secured and enforceable. The benefit of the nutrient mitigation arrangements and associated S.106 agreement will pass with the site to the Buyer as part of the sale.

ACCESS, WAYLEAVES, EASEMENTS & RIGHTS OF WAY

The site is sold subject to and with the benefit of all existing rights.

The owner of the farmhouse, which has been sold separately, will retain a right of access for use in connection with occupation of the dwelling over the current driveway. As part of access improvements forming part of the proposed scheme, the developer will construct a new driveway in a similar position to serve the farmhouse going forward, over which the right of access will be granted. Further details are available from the Selling Agent.
