Ashleigh House, 15 - 17 Coleshill Street, Sutton Coldfield, B72 1SD

INVESTMENT / SALE AND LEASEBACK OPPORTUNITY

Ashleigh House represents an opportunity to acquire a substantial freehold office investment in the heart of Sutton Coldfield.

The property is currently occupied by the existing business, which has operated from Ashleigh House for approximately 20 years and intends to remain in occupation following completion of the sale.

The vendor is seeking an investor purchaser, with the occupational arrangements to be documented by way of a new lease on completion. The existing occupier is seeking a minimum two-year commitment, with the potential for a longer-term lease incorporating an appropriate tenant break option.

The property extends to approximately 6,620 sq ft (615 sq m) and provides substantial and highly flexible office accommodation arranged over ground, first and second floors.

A particularly notable feature is the excellent on-site parking provision of approximately 21 spaces, together with separate vehicular access from Rectory Road.

Further details regarding the proposed lease terms and rental arrangements are available from the selling agents.
