A genuinely unusual opportunity to acquire a parcel of land incorporating a substantial partially submerged former water tank, offering exciting scope for a creative development project in the heart of Aberdeenshire.
Situated in Fyvie, close to the popular market town of Turriff, the property presents an intriguing proposition for developers, architects, entrepreneurs and investors seeking a site with genuine character and the potential to create something entirely different.
The land may offer scope for a residential dwelling, distinctive holiday accommodation or another imaginative development, subject in all cases to obtaining the necessary planning permission, building warrants and other relevant consents.
What separates this opportunity from a conventional plot is the existing partially submerged water tank. Rather than viewing the structure simply as something to work around, an ambitious buyer could explore incorporating it into the design of a future project.
With creative architectural input, the tank could potentially form part of a striking contemporary home, guest accommodation or memorable short-term rental concept. Its unusual form and sunken position could provide the defining feature of a truly individual development.
Distinctive properties and creatively repurposed structures can attract considerable attention within the holiday and short-term accommodation markets. For a commercially minded buyer, this site offers the chance to investigate a concept with a strong identity and the ability to stand apart from more conventional accommodation, subject entirely to the required permissions and approvals.
Comparable water tanks and water towers have been imaginatively repurposed elsewhere to create exceptional residential and visitor-accommodation projects. Examples of unusual conversions can be viewed here:
Even if residential development is not ultimately pursued or approved, the land and existing structure may still offer possibilities for alternative uses. These could include storage, workshop space, rainwater harvesting, landscaping, an architectural installation or another bespoke commercial or recreational concept, subject to all necessary consents.
For an investor or entrepreneur, the principal attraction is the opportunity to develop a property or visitor experience that would be difficult to replicate. A carefully designed holiday let or short-term accommodation concept could potentially use the site's unusual history and structure as a central part of its identity and marketing.
The surrounding area could further support such a concept. Fyvie is a historic village in the Formartine area of Aberdeenshire, close to the market town of Turriff and approximately 25 miles north-west of Aberdeen.
The village is best known for Fyvie Castle, Garden and Estate, an impressive historic castle with a history extending over approximately 800 years. Set among attractive grounds, woodland and a picturesque loch, the estate is a notable visitor destination within the area.
Fyvie offers local day-to-day amenities, while nearby Turriff provides a broader selection of shops, supermarkets, cafés and leisure facilities. The combination of countryside, heritage and accessibility could make the area an appealing setting for an unusual home, creative development or distinctive visitor-accommodation business.
The land and former water tank are offered for sale without planning permission. Any development, conversion, change of use, commercial operation or proposed future scheme will be subject to obtaining all necessary planning permissions, building warrants, licences, consents and approvals.
Prospective purchasers must carry out their own investigations and satisfy themselves regarding the condition of the land and structure, access arrangements, availability of services and the feasibility of any intended use before bidding. Interested parties may also wish to obtain independent professional advice and contact Aberdeenshire Council regarding its pre-application planning advice service.
No representation or guarantee is made regarding the property's suitability for development, its eventual use or its potential financial performance.
This is not a conventional plot-and that is precisely where its appeal lies.
For the imaginative buyer, architect, developer or entrepreneur, this could be the starting point for something genuinely distinctive.
The question is not simply what it is today, but what it could become.
