Description
18 Burlington Street is one of a portfolio of four freehold Georgian townhouses available in the heart of Bath.
Offers invited for the whole at £6,150,000, or for individual buildings.
A significant Stamp Duty Land Tax saving may be available to a purchaser acquiring the portfolio as a whole. Based on the current assumed tax treatment, SDLT would be approximately £297,000 for the portfolio as a whole, compared with approximately £704,500 if the four properties were acquired individually by four separate purchasers, representing a potential saving of £407,500.
18 Burlington Street is a five storey Grade II Listed mid terrace townhouse of traditional construction with Bath stone
elevations, extending to approximately 541 sq m (5,823 sq ft) gross internal across two measured plans, together
with vaults of 26 sq m (280 sq ft).
Burlington Street runs up from Julian Road and links through to Portland Place, placing the building within a few
minutes' walk of the Royal Crescent, The Circus and the museums of the upper town, and a little further to Milsom
Street and the city centre.
The building is entered from Burlington Street to a communal hall and staircase serving five self-contained one and
two bedroom flats. Accommodation runs from a cellar and lower ground floor through to a top floor flat with views
south across the city. Below the basement flat is a sub-basement of vaults, forming part of that demise.
The flats are finished to varying specifications, several retaining original period features. The first floor flat is
presented to a basic specification, with exposed floorboards, limited kitchen fittings and no fixed heating. To the rear
is a garden demised to the basement flat. There is no allocated parking; permit parking is available on the street.
