Barn 2 comprises 3,789 sq ft of ground floor warehouse accommodation, constructed as a steel-framed, metal-clad building with corrugated wall and roof cladding, providing a robust and durable structure suited to a range of industrial and storage uses. The property is arranged as a single, open-span shed with exposed red steel roof trusses, offering an uninterrupted floorplate free from internal columns or partitions, and lending itself readily to reconfiguration by an incoming occupier to suit specific operational requirements.
Internally, the premises currently present in a raw, unfinished condition, with a compacted dirt and gravel floor throughout. This provides a genuine opportunity for occupiers to fit out the accommodation to their own specification, whether for trade counter use, light industrial production, general storage, or distribution purposes, in keeping with the permitted B1c, B2 and B8 use classes. Natural light is admitted through gaps at the base of the wall cladding and via the sliding door access points, supplementing the exterior security lighting fitted to the building.
Access to the unit is via sliding doors, allowing straightforward vehicular and pedestrian movement for loading, unloading and general operational activity. The building benefits from three-phase power supply, an important consideration for occupiers with production, workshop or heavier equipment requirements. Externally, the property is set within a secure gravel yard bordered by newly erected timber fencing, offering a functional and enclosed outdoor area suitable for the storage of materials, vehicles or plant, subject to occupier requirements.
The premises form part of a wider group of outbuildings on the site, situated within an established commercial setting in Bury Saint Edmunds, Suffolk. With ground floor accommodation, three-phase power, secure yard space and flexible B1c, B2 and B8 use, Barn 2 represents a practical and adaptable proposition for occupiers seeking warehouse, workshop or storage premises available on flexible terms from September 2026.
