Location
The property is located to the south of Royston Road, immediately adjacent to the M80 motorway and within the Provanmill area of Glasgow, approximately 4 miles east of Glasgow City Centre.

The site is well located, being a short distance east of J14 of the M8 motorway and west of J2 of the M80, with both motorways providing easy access to the West of Scotland motorway network. Regular bus services pass along Royston Road and the closest train station is Barnhill, a short distance to the north west.

Occupiers in the locality include British Car Auctions, St Roch’s Football Club, a licensed grocers and a car wash. HMP Glasgow, the Scottish Prison Service replacement for HMP Barlinnie is currently being constructed to the west of the site.

Description
The property forms an open and undeveloped area of ground, formed in a roughly triangular shape and having good road frontage to Royston Road. The M80 motorway runs along the eastern boundary and an electricity sub-station adjoins the north-western corner. The site is currently undeveloped with grass, low density bushes and trees, with some perimeter fencing formed along the boundaries.

Planning
The relevant regional plan is the Glasgow City Development Plan, adopted in 2017. Within the adopted City Development Plan Policy and Proposals Map, the site lies within the Blochairn Industrial Estate Economic Development Area (EDA), which extends to approximately 51.7 hectares. Policy CDP3 (Economic Development) and Interim Planning Guidance IPG3 apply.

IPG3 identifies Blochairn as an Area of City-wide Economic Importance, recognising the Glasgow Wholesale Market and its role in the food and drink sector. Within such areas the Council will support proposals within Use Classes 4 (Business), 5 (General Industrial) and 6 (Storage or Distribution), together with appropriate ancillary uses. The citywide policies CDP1 (The Placemaking Principle) and CDP2 (Sustainable Spatial Strategy) also apply.

To our knowledge, the site is not within a conservation area, green belt, or any natural environment designation, and no other site-specific proposal is shown on the adopted Proposals Map.

The Proposed City Development Plan 2 was published on 21 August 2026, with the period for representations running until 18 November 2026. Within this Plan, the site is specifically allocated as a Business and Industry site.
