Tenure: Freehold | Possession: Vacant possession on completion | Size: Approximately 502 sq m (5,404 sq ft / 0.12 acres)
Palace Auctions is instructed to offer Plot 11, a freehold plot on the south side of Fieldside, in the Fenland village of Coates, near Whittlesey and Peterborough PE7 2BG. Plot 11 is one of 16 plots laid out on a field on the edge of the village, beside existing homes on Fieldside, and lies on the eastern side of the site towards its southern end. what3words: ///acting.regal.exhale
The plot extends to approximately 502 sq m (5,404 sq ft / 0.12 acres), subject to measured survey. It is open grassland with no buildings, and no mains services are known to be connected. It is sold with vacant possession and produces no income.
THE LAND
The field has been divided into 16 plots either side of a proposed central access road, as shown on the layout plan. The boundaries are shown on the plan in the legal pack and may not be marked on the ground. Images and plans are for identification only. The title number, and any restrictive covenants, overage provisions or agreements affecting the wider site, will be confirmed in the legal pack.
ACCESS
The site is reached from Fieldside. Buyers should check the legal pack for the route and extent of the rights granted to Plot 11, whether they include vehicles, who owns and maintains the access land, and any contribution to construction or upkeep. The 16-plot layout is a sales division, not an approved scheme. Buyers should not assume the central road exists or that rights over it are granted.
PLANNING AND FLOOD RISK
The land is offered without planning permission for any use or development and is not allocated for development. The seller gives no assurance that permission would be granted. The local planning authority is Fenland District Council and the highway authority is Cambridgeshire County Council. Coates lies in the Fens, and buyers should check flood risk with the Environment Agency and take their own advice before bidding.
LOCATION
Coates is a village in the Fenland district of Cambridgeshire, about 2.4 miles east of Whittlesey, which has shops, GP surgeries, pharmacies and Sir Harry Smith Community College. Coates Primary School is about 0.3 miles away. March is about 6.7 miles away and Peterborough city centre about 8 miles, with fast trains from Peterborough to London King's Cross in around 50 minutes. Whittlesea station has services towards Peterborough and Ely, and the A605 links Coates with Whittlesey, Peterborough and the A1(M).
AUCTION INFORMATION
The lot is sold under an unconditional auction contract. Contracts exchange on the fall of the hammer, when the buyer pays a 10% deposit. Completion takes place 28 days after the auction. The legal pack is available from Palace Auctions and should be reviewed with a solicitor before bidding.
BUYER'S COSTS
Buyer's premium: 2% of the purchase price, minimum £2,000 + VAT (£2,400 inc. VAT)
Contract documents charge: £850 + VAT (£1,020 inc. VAT)
Total at the guide price: £3,420 inc. VAT
These charges are payable on the fall of the hammer together with the deposit. The minimum premium applies to prices up to £100,000. Buyers also pay their own legal fees, searches, Stamp Duty Land Tax and Land Registry fees. Any VAT on the purchase price will be confirmed in the legal pack.
VIEWING
The field can be viewed from Fieldside during daylight hours. Viewers go at their own risk, and neither Palace Auctions nor the seller accepts liability for injury or loss. Please park considerately and do not inconvenience neighbours.
GUIDE AND RESERVE PRICES
The guide price indicates the seller's minimum expectation at auction. The reserve is the confidential minimum price the seller will accept. It is not fixed when the guide is published, but is normally within 10% of a single-figure guide and will not exceed it by more than 10%. The guide price excludes buyer's costs, VAT on the sale price, SDLT and other taxes. Guide prices may change up to the day of the auction, and lots may be sold or withdrawn before the auction.
