18 Victoria Avenue, Blackley, Manchester

*INVESTMENT OPPORTUNITY IN GREATER MANCHESTER*

A well-positioned mixed-use property on Victoria Avenue, one of the busiest trading locations in Greater Manchester, offering a ground floor retail unit with excellent scope to create a self-contained residential flat above.

The ground floor is currently fitted out as a hair salon, with a glazed shopfront that benefits from strong passing footfall and high visibility. The accommodation comprises a main salon area, wash stations, and ancillary space to the rear. The unit would suit continued salon use or a range of alternative retail, beauty, or service occupiers, subject to the necessary consents.

The upper floor has the benefit of its own separate access, which makes it ideal for conversion to residential accommodation. This offers a clear opportunity to create a self-contained two bedroom apartment as a potential second income stream, or for continued use as beauty rooms. Any conversion is subject to planning permission and building regulations approval, and interested parties should make their own enquiries with the local authority.

Victoria Avenue is a busy, well-connected location with a good mix of neighbouring retail and service businesses, a strong local catchment, and good transport links nearby to Manchester City Centre and the locality.
