Land South of Merrington Road, Ferryhill

The entirety of the site extends to 58 acres (23.47 Ha) and is greenfield in nature, currently being utilised for agricultural purposes. It is bound by Merrington Road to the north, agricultural land to the west and south, with further farmland, housing and playing fields located to the east.

Current access is taken via Merrington Road from the north and it is anticipated that future access for development will also be taken via Merrington Road.

The site is located to the south of Merrington Road to the western edge of Ferryhill, Co. Durham. Ferryhill is a well located and popular town lying 7 miles south of Durham and 14 miles north of Darlington. It is predominantly residential in nature and is surrounded by agricultural land along with Thrislington National Nature Reserve to the east.

Road access is predominantly via the A167 from the north and south which, in turn, links to the A688 and A689; both of which connect to the A1(M) to the east which then provides access to Teesside to the south and Tyneside to the north. Surrounding settlements include Spennymoor to the north west, Kirk Merrington to the west and Chilton and Newton Aycliffe to the south.

Ferryhill is well served and accommodates a range of local retailers along with several leisure destinations. It is also well connected by public transport links being served by several major bus routes.
