Development Site, Shute Road, Catterick Garrison, DL9 4AE

Occupying a visible location within a popular neighbourhood parade, the property benefits from strong frontage and exposure to both passing traffic and the surrounding residential community.

The accommodation is arranged over three floors, providing flexible space suitable for a variety of retail, office or leisure based uses, subject to any necessary consents. The property enjoys convenient access to local amenities, Catterick Garrison and the wider A1(M) road network, making it well placed to serve both local customers and the surrounding area.

The building sits on the east side of Richmond Road, accessed from the northern end of Shute Road, with the site car park and office on the north side of the plot. Princes Gate Shopping Park, Tesco, Savoy Cinemas, the Premier Inn and a cluster of national food and drink operators sit directly opposite across Richmond Road. Catterick Police Station is a short walk to the north. To the east the site opens onto mature woodland and Leadmill Beck, which forms the setting for the new park.
