Situation
Loch Lomond Waterfront Lodges are situated in the village of Balmaha on the B837. 4 miles
northwest of Drymen, Balmaha is located on the eastern banks of Loch Lomond under the
looming presence of Conic Hill. Along with Rowardennan the village is one of only two
population centres on the eastern banks of the loch.
The village is located on the West Highland Way, an iconic 96-mile walking trail stretching
from Milngavie to Fort Willam, passing through some of best scenery Scotland has to offer.
Balmaha offers a range of tourist accommodation as well as a local pub and shop.
The town of Balloch is situated 12 miles south of the village, occupying the southern headland
of Loch Lomond. Balloch has a range of services including a supermarket and retail offerings
as well as main line train connection to Glasgow.
The accommodation in the business offers guests an excellent touring base not only for
exploring the immediate area and the Loch Lomond and Trossachs National Park but also a
much wider area to include, Argyll, Perthshire as well as the central and western highlands.
Uniquely the business and properties offer a stunning rural setting yet retain a very close link
to Glasgow. Glasgow city centre is only 21 miles to the south, whilst the road network offers
speedy connection to Glasgow International Airport (27 miles).
Leading into the village from the south, access to the accommodation is off the main road
via a recessed gated entrance on the left-hand side.

The Property

Description
The properties comprise of 11 Scandinavian-style holiday homes (lodges and chalets)
and 4 cabins, with a mixture of one and two bedrooms. All guest accommodation is 5
star rated.
The lodges and chalets are permanent structures with approximately 110 – 140 sq.
metres of living space. The lodges are all two-bedroom semi-detached properties with
accommodation on ground and first floor. The chalets are two-bedroom detached.
They all have two double ensuite bedrooms with large open plan living/dining rooms as
well as large entrance areas with steamroom / wcs off. All lodges and chalets have hot
tubs as well as a private terrace.
The four cabins are semi-detached and have one double bedroom, a generous shower
/ wc and open plan living area with kitchenette to patio windows. The cabins have their
own outdoor bath on the covered patio.

Onsite Facilities
The private grounds extend to some 8 acres with access to circa 8 acre foreshore and
beach.
The 8 acre foreshore is leased from a third party, we are advised that the lease will be
reassigned to new owners subject to landlord approval.
There is a new sauna with shower and changing facilities, as well as waterfront picnic
tables and fire pits.
Support Facilities
There is a range of service areas including a reception/office, linen store, general
store, electrical shed with emergency site generator, a workshop, yard and managers
accommodation.
There is a secure private car park with security-gated entrance. Most of the
accommodation allows for drive up vehicle access.

Owners Accommodation
The owners occupy a detached family house neighbouring the accommodation. This
is available by separate negotiation.

The Opportunity

Out with Edinburgh itself, Loch Lomond is one of the most visited and world famous locations
in Scotland. Immortalised in song, the “bonnie banks” have connotations with Scotland at its
most iconic, picturesque and beautiful best.
In terms of location Loch Lomond Waterfront Lodges boast a truly spectacular trading pitch.
Our clients have operated the business for 24 years and now seek to retire and hand over a
well-established trading business with room for growth and expansion for new owners.
This is a highly successful and profitable business built on well invested property assets, ideal for
hands on ownership or as part of a group.
The business and location offer an archetypal romantic “Scottish Highland” setting, yet are
only 21 miles from Glasgow city centre.

Trading Information

The Business
This is an outstanding business operating from a truly world class location and offering an
exceptional level of 5-star accommodation.
Our clients have owned and run the business since 2002 building up an impressive
business. They have continually invested into the property assets to mitigate significant
capital expenditure for new owners within the short to midterm.
All the property assets are well looked after in terms of maintenance and offered for sale
to an exceptional standard.
After long term ownership, our clients have decided to place the business on the market
to consider their retirement.
The business is run by the owners as well as several support staff. The sale will proceed
as the transfer of a going concern and TUPE will apply.
It is envisaged the sale will attract a similar buyer to the current owners – a husband wife/
partnership team. Equally the site would benefit from running as part of a larger group,
with the business being easily assimilated into any complementary offering.
The purchase of the business is also under pinned by a significant bricks and mortar
value of individual property assets with a Lochside setting.
Business is derived from a wide variety of sources and channels including: Booking.com,
Expedia, Hoseasons as well as a range of other accommodation channels. The business
is also located on the West Highland Way and within the boundaries of arguably
Scotland’s most accessible National Park.

Business Rates
