Unit 10, Bechers Business Centre, Heysham Road, Aintree, Liverpool, L30

The property comprises a refurbished warehouse / industrial unit incorporating predominantly open-plan warehouse accommodation, together with ancillary offices, storage areas and useful first-floor accommodation.

The building has recently benefited from significant investment, including the installation of new external profile metal cladding and roof coverings, together with internal refurbishment and decoration, resulting in a smart and well-presented industrial / warehouse property.

The principal warehouse accommodation provides an open-plan working area with a painted concrete floor, painted blockwork walls, steel roof trusses and translucent rooflights providing good natural illumination. Roller shutter loading access is provided, together with separate pedestrian access. There are various ancillary storage rooms, together with additional enclosed accommodation suitable for storage, workshop or associated operational purposes.

The property also incorporates first-floor office and storage accommodation, providing two separate offices with suspended ceilings, fluorescent lighting, painted plastered walls and air-conditioning units, however the stairs accessing these areas are non-compliant so will be removed by the landlord prior to completion. The tenant could seek to install compliant access post lease completion. Please note no rental has been attributed to these areas. Further ancillary accommodation includes WC facilities and additional storage areas.

Externally, the property benefits from loading and circulation areas which are undergoing improvement as part of the wider estate refurbishment programme. The intention is to provide the unit with an allocated external yard and associated parking, with the precise extent of the demised area to be confirmed prior to completion of any letting. External storage will be prohibited.

The accommodation would be suitable for a variety of warehouse, storage, light industrial and associated commercial uses, subject to any necessary planning and statutory consents.
