Situation

The site is located on the east side of Pound Lane just off the main A4 London Road at Thatcham. Thatcham is approximately 3 miles from Newbury.

Thatcham has a main railway line station, which provides frequent services to Reading and then London Paddington.

Description

The site measures approximately 0.20 hectares/0.48 acres with a maximum depth of 157'9" (east-west) by 137' (north-south). The yard is mostly surfaced with part gravel, concrete and block paviors.

The site is level and forms part of what was originally a mixed use area which has more recently become predominantly residential with adjoining sites having been developed in the last few years.

Access to the site is via a single width concrete road from Pound Lane.

Within the boundary of the site is one large operational building which is currently split into two parts.

The first part is a steel frame with pitched roof to include translucent panels. The walls are of concrete block construction and this area has two sliding steel shutter doors. Further amenities include inspection pit, strip lighting, WC facility, staff room area and separate office area.

In addition to this structure there is a more modern extension which is of concrete portal frame with concrete block infill, clad with profile metal cladding with a pitched roof, again with translucent panels. Amenities include inspection pit, 3 phase power, 3 offices, kitchenette area and two separate WC facilities. The offices comprise carpeted floors, painted walls and strip fluorescent lighting with natural light provided by new UPVC windows to the front.

The buildings occupy only a small part of the site. This leaves a large yard for car parking, lorry parking and general open storage.

The property is in need of some refurbishment.
