Regal House, Fore Street, Saltash, Cornwall, PL12

This attractive island property presents a versatile mix of commercial and residential accommodation, comprising six self-contained ground floor retail units, lower ground floor storage facilities and a long leasehold interest in the majority of the first floor, which has been successfully converted to provide a collection of residential apartments.

The ground floor offers six self-contained retail units of varying sizes, creating a diverse commercial offering with a range of potential occupier profiles. The majority of the units benefit from prominent frontage onto Fore Street, providing excellent visibility and access for customers. Two of the smaller units are positioned to the side of the property, fronting a covered passageway which connects Fore Street with the rear car park, providing convenient pedestrian access through the property.

The larger retail units offer particularly useful accommodation, with one benefiting from additional first-floor ancillary space for the current occupier. This space also enjoys attractive views towards the River Tamar, adding an appealing feature to the upper-level accommodation.

The first-floor accommodation is accessed independently via a dedicated side entrance from Belle Vue Road, providing a clear separation from the ground floor commercial premises. The accommodation currently comprises seven residential apartments, together creating an established residential element within the property. A further fire escape staircase is located at the opposite end of the building, providing additional access and supporting the overall functionality of the upper floors.

The upper floors were sold on a 250-year long lease in 2019, at which time the former office accommodation was converted into residential apartments.
