A Rare Opportunity on the Shores of Loch Fyne
Outstanding Loch Fyne opportunity. Freehold shoreside plot with access to a slipway, spectacular surroundings and scope to explore residential, tourism or commercial proposals, subject to planning permission and all necessary consents.
An exceptional opportunity for land investors, prospective developers and lifestyle buyers to acquire a freehold shoreside plot extending to approximately 2,583 square metres (0.64 acres) in the scenic surroundings of Minard, near Inveraray. Combining a waterfront setting with slipway access and access to the wider Argyll area, Plot 2 offers recreational appeal alongside possibilities for purchasers wishing to investigate alternative uses, subject to planning permission and all necessary consents.
The location may interest buyers exploring a bespoke home, holiday accommodation or a small tourism or outdoor leisure venture. These are potential avenues for investigation rather than established development opportunities. Their feasibility will depend on the plot's size, access rights, ground conditions, service availability and relevant planning policies.
The seller advises that no additional conditions or restrictions will be imposed on the sale, subject to confirmation in the legal pack. This does not establish planning permission or remove existing title burdens or statutory controls. Purchasers must make their own enquiries regarding any proposed development, commercial activity or change of use. New holiday accommodation, including chalets and pods, will generally require planning permission.
Access to a slipway adds a practical attraction for boating enthusiasts, providing an opportunity to launch a boat and explore Loch Fyne, subject to the access rights and terms confirmed in the legal documentation. The shoreside position also offers an appealing setting for kayaking, photography, wildlife watching and enjoying Scotland's west coast.
Loch Fyne provides a spectacular backdrop, with long stretches of open water, wooded shores and hills changing colour through the seasons. From still mornings reflected across the loch to dramatic evening skies, this is a setting offering space, tranquillity and a genuine sense of escape. A place to spend time outdoors, explore the coastline or simply enjoy the view.
The area's seafood heritage is a major part of its appeal. Loch Fyne oysters and langoustines give the location an identity recognised far beyond Argyll, with the established Loch Fyne Oyster Bar offering visitors the opportunity to enjoy seafood beside the loch. For purchasers seeking a private retreat, the combination of scenery and outstanding local produce adds another dimension to the lifestyle on offer.
Whisky adds further character in nearby Inveraray, where Loch Fyne Whiskies offers familiar single malts alongside rare and specialist bottlings. The town's historic waterfront, independent shops, galleries, pubs, cafés and restaurants make it an attractive destination for visitors exploring Argyll's landscapes, heritage, food and drink.
Minard is a picturesque village on the western shores of Loch Fyne, positioned between Inveraray and Lochgilphead. Its peaceful surroundings and coastal character appeal to buyers seeking a rural base within reach of established towns. Nearby Crarae Woodland Garden offers woodland paths, bridges and waterfalls within a distinctive Himalayan-style garden, adding to the attractions available in the surrounding area.
Inveraray Castle, Inveraray Jail and the woodland walk to Dun na Cuaiche provide further reasons to visit and explore. This combination of coastal scenery, outdoor pursuits and established attractions creates an appealing backdrop for purchasers investigating a visitor-focused business, subject to the suitability of the plot and all required approvals.
Nearby residential transactions provide useful context for the local property market. Recorded sales include Grianan, Victoria Park, at £300,000 in February 2026, Merrylee Cottage at £300,000 in August 2025, and Woodhouse at £675,000 in January 2026. These are completed residential properties and should not be treated as a valuation of this land or a future development.
Whether purchased as a private recreational retreat, a longer-term landholding or a site on which to investigate a future project, this plot combines a striking Loch Fyne setting with possibilities for an informed buyer.
