Sales. Lettings. Property management. Done properly. That’s the Q way.
Q Sales & Lettings is an independent estate and letting agency based in Poole, helping landlords and tenants across Poole, Bournemouth and the surrounding Dorset area.
Letting a property is about far more than finding someone who can pay the rent. There are rules to follow, important checks to complete and, once a tenant moves in, an ongoing responsibility to both landlord and tenant.
At Q, we believe good lettings are built on doing the basics properly and staying involved. That means giving landlords realistic advice, marketing their property properly, finding suitable tenants, carrying out the right checks and keeping everyone informed throughout the tenancy.
Experience that matters
Q is led by Managing Director Jamie Rolls, who brings more than 25 years of hands-on experience in estate agency and property. Having worked across sales, lettings and property management, Jamie understands that successful lettings are about much more than simply putting a property on Rightmove.
The real test often comes later — when a repair needs dealing with, a tenant has a question, legislation changes or a problem needs someone to take responsibility and sort it out.
Why choose Q to let your property?
Straightforward landlord advice
We give landlords an honest view on rent, presentation and the type of tenant their property is likely to attract. Sometimes the best advice isn't the advice a landlord was hoping for.
Proper tenant selection
Finding a tenant is only part of the job. We take the appropriate steps to establish who is applying for your property and help ensure the tenancy is set up correctly.
Compliance matters
The rules around renting are constantly changing. We take our responsibilities seriously and help landlords understand what needs to be done before and during a tenancy.
Hands-on service
We believe landlords should be able to speak to people who know their property and understand what is happening, rather than being passed around a call centre.
Property management
For landlords who want a more hands-off approach, our management service is designed to take care of the day-to-day running of the tenancy while keeping you informed.
Professional standards
Q is affiliated with ARLA Propertymark and operates under the protection of Client Money Protection. We are also members of The Property Ombudsman and registered with the Information Commissioner's Office (ICO).
For landlords and tenants, these affiliations provide reassurance that Q operates within recognised industry standards and takes the responsibilities of handling property and client money seriously.
For tenants, we aim to make the process just as clear. You should know what you're renting, what is expected of you and who to contact when something needs attention.
We don't promise that renting a property will always be straightforward. Problems happen.
What matters is having an agent who deals with them properly.
