Description
206-208 Stewarts Road offers a freehold interest in an office building in Battersea SW8, with the benefit of vacant possession. The absence of an existing tenant lets a purchaser take immediate control of the asset, whether to occupy, refurbish and re-let, or reposition.
For owner-occupiers, it is a chance to secure a permanent headquarters in one of South London’s most connected business locations. For investors, the building offers clear asset management potential in a submarket with demonstrable demand for smaller office suites. For developers and alternative-use buyers, it presents an unencumbered freehold in an area of ongoing regeneration.
The property comprises a two-storey office building arranged over ground and first floors. The floors are almost identical in size, at 2,368 sq ft and 2,382 sq ft NIA respectively. The regular layout gives flexibility, with scope to occupy the building as a single self-contained unit or to subdivide it into separate suites for multiple occupiers.
The building is in office use, which falls within Class E(g)(i) of the Use Classes Order. This broad commercial class lets occupiers move between a range of business uses without needing planning permission for a change of use, which widens the pool of potential buyers and tenants. Purchasers with a longer-term vision may also wish to explore alternative uses, including residential conversion, subject to obtaining the necessary consents.
Location
206-208 Stewarts Road sits in one of the most closely watched commercial districts in London. Battersea and Nine Elms have been reshaped over the past decade by one of the capital’s largest regeneration programmes. Battersea Power Station is one of 27 major development sites in Nine Elms, described as central London’s biggest regeneration area. Work around the power station began in 2013, and the area now combines offices, shops, restaurants, riverside parks and thousands of new homes. The property sits on the edge of this district, with its connectivity and amenity close by.
The area’s commercial credentials have grown with the regeneration. Apple has taken 50,000 sq m of office space over six floors at Battersea Power Station for its European headquarters. Nine Elms also includes the US Embassy and the redeveloped New Covent Garden Market. New Covent Garden remains the country’s largest wholesale fruit, vegetable and flower market, which gives the neighbourhood a distinctive working character alongside the new development. The growing residential population around the power station, Embassy Gardens and Nine Elms brings a larger pool of customers and staff to the area.
